For many decades, the approximately 2,000 housing cooperatives in Germany have stood for a humane and socially responsible provision of housing, based on a business model geared towards sustainability. Against the backdrop of demographic and social processes of change, additional demands have for some time been raised, particularly from the political sphere, calling for greater engagement by cooperatives in the field of “social services”. Where municipalities, welfare associations and private actors are increasingly overwhelmed by the task of solving social problems, housing cooperatives are expected to fill this gap by providing their own services to their members. On this topic, the author, Dr David Wilde, conducted extensive expert interviews with decision-makers in housing cooperatives, discussing their own assessment of the situation as well as services already on offer. The result is a nuanced overall picture, outlining three different typologies of cooperative self-image as well as various paths of strategic management in housing cooperatives.
